These terms apply to your use of the Drotha Homes website and to enquiries you make through it. Drotha Homes lets and manages residential 1 BHK homes in HSR Layout, Bengaluru. By using this website you agree to what is written here.

Rent, maintenance, deposit, carpet area, availability dates and amenities shown on this website are indicative and are kept as accurate as we can. They are not an offer or a binding contract. Details can change, and a home may be taken before a listing is updated. The figures that apply to you are the ones in your signed rental agreement.

Submitting an enquiry does not reserve a home. Homes are offered on a first-confirmed basis after a site visit and document verification. We do not charge for visits, and we do not collect any token or booking amount before a written agreement.

Drotha Homes does not charge brokerage or commission to tenants. If anyone asks you for a fee in our name, please report it to support@drothahomes.com.

Tenancy is governed by a separate written rental agreement, normally for 11 months, which sets out rent, maintenance, security deposit, lock-in, notice period, permitted occupants and use of the premises. Where anything on this website differs from that agreement, the agreement prevails.

The security deposit is interest-free and refunded after handover, subject to deductions for unpaid dues and for damage beyond normal wear and tear. Any deduction is itemised and supported by a bill or estimate shared with you.

Tenants are expected to use the home only as a residence, pay rent and maintenance on time, pay their own electricity and internet bills, keep to building association rules, and not sublet or run a commercial activity from the premises without written consent.

We attend to plumbing, electrical, structural and appliance issues that are our responsibility. Consumables such as bulbs, tube lights and tap washers are the tenant's. Where access to the home is needed for repairs or inspection, we give reasonable prior notice except in an emergency.

You may not copy listing content, photographs or descriptions for commercial use, attempt to disrupt the website, or use it to send unlawful or misleading enquiries.

The website is provided as is. To the extent permitted by law, Drotha Homes is not liable for indirect or consequential loss arising from reliance on information published here. Nothing in these terms limits rights you have under applicable Indian law.

These terms are governed by the laws of India, and disputes are subject to the jurisdiction of the courts at Bengaluru, Karnataka.
